Summer has brought its familiar change of pace to The Dunes. Afternoon rains have helped fill our ponds and green the landscaping, many residents are away, and community teams are using the quieter months to complete projects and prepare for the coming season.

A Quieter Summer, With Plenty Happening

The Club at The Dunes and its pool closed for annual maintenance on August 3 and are scheduled to reopen August 19. The Wellness Center and Racquet Courts remain open. The Floridian Beach Club is scheduled to close for annual maintenance September 8 and reopen September 28.

Inventory remains limited. Current offerings range from approximately $1.495 million to $6.495 million, while recent recorded sales ranged from $948,000 to $2.2 million.

The Dunes Market: What the Numbers Suggest

The summer market is quieter, as expected, but activity during the first half of 2026 remained ahead of the same period last year. Buyers continue to be selective, and the strongest response is generally seen for residences that are priced and presented appropriately for their building, floor plan, condition and view.

Current Offerings

As of August 1, there were 15 active listings in The Dunes: 13 in Grande Preserve, one in Barbados and one in Cayman.

An outlier within Grande Preserve was Dominica Penthouse 2, listed at $6,495,000. Excluding that property, the median list price in Grande Preserve was approximately $1,999,375, compared with approximately $1,522,000 for the Barbados and Cayman listings.

Days on market varied considerably, reflecting differences in pricing history, condition, location and cumulative market exposure.

Recent Results

There were 14 sales during the 120 days preceding August 1: 11 in Grande Preserve, two in Antigua and one in Cayman.

Twelve of those properties were listed through the MLS. Your Dunes Team also handled two transactions that were not listed in the MLS.

The median sold price in Grande Preserve was approximately $1.95 million. The median sold price for the two Antigua sales and one Cayman sale was approximately $1.2 million.

Our Takeaway

Limited inventory continues to support well-positioned sellers, but scarcity alone does not overcome overly ambitious pricing or presentation issues.

For buyers, the relatively small number of available residences makes detailed building knowledge and careful comparison especially important. Two properties with similar square footage can differ significantly based on floor plan, renovation quality, exposure, view, amenities and membership options.

Membership Satisfaction Survey

The 2026 Dunes Membership Satisfaction Survey received 459 responses from the community’s 634 residences, along with hundreds of individual comments, suggestions and compliments.

The level of participation and the results reflect the high degree of involvement residents continue to have in the community.

POA Settlement Now Complete

The Dunes Property Owners Association announced that its dispute with the community’s former developer has been fully resolved.

The Association now controls the former hold-back land, the marina interest and related development rights.

Why it matters: Future decisions involving these properties will now be made by the Association and its members rather than an outside developer.

Summer Reciprocals

Summer is also a good time to explore golf, tennis, pickleball and dining opportunities available through reciprocal clubs throughout the Naples area.

It provides residents an opportunity to experience other communities’ amenities—and perhaps return home with a renewed appreciation for the lifestyle available at The Dunes.

Looking Ahead to Fall

The pace around The Dunes will likely remain relatively quiet through the balance of summer, with activity typically increasing as residents return and the seasonal market gains momentum.

For owners, the coming months provide an opportunity to evaluate current market value, complete improvements and prepare thoughtfully for the fall and winter selling season.

For serious buyers, the quieter summer period can also create opportunities to evaluate available residences with less competition.
